一、工程概况
1、工程名称：湖南长沙怡海星城一期A组团117#楼
2、工程地点: 湖南省长沙市长沙县暮云镇
3、工程规模：1）建筑面积14564.72m2；建筑占地面积：671.76m2
2）建筑层数：地下两层，地上二十层；建筑总高度：58.93m
4、结构体系：剪力墙结构
二、毕业设计过程主要内容
1、熟悉图纸，拟定简要施工方案
了解工程概况：怡海星城一期A组团117#楼，为地上剪力墙结构，抗震设防烈度7度，建筑面积为14564.72㎡， 建筑层数为地下两层，地上二十层，建筑总高度为58.93米，建筑占地面积为671.76平方米。工期为455天（不含土方工程）。
2、根据清单规范划分项目，并分析清单项目相应的定额子目。
3、明确投标报价的编制依据：
（1）招标人湖南三湘房地产开发有限公司签发的有关“怡海星城一期A组团117#楼施工”招标文件。
（2）湖南省建筑工程单位估价表（99版）、湖南2006建设工程清单计价办法
（3）招标人提供的怡海星城117#楼施工图纸、相关设计规范；
（4）湖南省有关文件规定及省工程造价管理总站发布的有关补充定额、相关解释。
（5）本投标报价人工工资执行湘建价[2009]396号文最低工资单价。
（6）除招标文件规定的材料按招标文件规定的暂定价执行外，其他材料价按《长沙建设造价》2010年第一期信息价，机械台班费按湖南99定额的施工机械台班费用定额执行。
（7）工程类别按《湖南省建筑工程分类标准》及其相关补充规定，基本养老保险费按3.5%计取,税金按3.413%计取；
4、计算清单工程量，并根据定额计算工程量：
5、计算钢筋工程量。
6、计算措施项目费用及其他费用。
7、收集信息价、取费费率等为上机作准备。
8、结合计算机编制投标报价，输出计价结果。
9、草拟一份施工合同
三、毕业设计相关问题说明：
（一）图纸中存在的问题和解决方案
1、结构平面图上飘窗及阳台部分节点做法详图与建筑通用节点详图做法相冲突，以结构图为准。
2、图纸中外墙块料规格图纸中未注明规格，暂按信息价中各种块料规格计价，待中标后，按甲方指定块料规格进行施工。
3、装饰工程按照怡海星城一期A组团工程户内及公共部位装修标准施工，部分要求精装修的部位未计入本工程投标报价。
4、应甲方要求，地上砼及钢筋砼工程部分与地下部分分开计算。分界线为室外自然地坪标高。
（二）施工方案和措施项目的拟定
1、由于本工程土方开挖回填工程量较大，为甲方外包，未包括在施工合同范围内，且缺乏相关数据资料，未计入本工程的投标报价。
2、基坑土方10㎝人工清土计入本工程的投标报价
3、由于117#楼位于A组团地下汽车库内，故10㎝人工清土、垫层的外扩面积及与地下汽车库外墙相连的117#楼地下室外墙防水工程量一并计入A组团汽车库内，未计入本工程投标报价。
4、本工程主体结构砼采用商品砼，过梁、圈梁、构造柱等二次结构构件采用现场搅拌混凝土。
5、砼及钢筋砼构件的模板，以组合钢模为主，已含在砼及钢筋砼构件定额子目中，无需另行计算。
6、垂直运输暂按一台施工电梯计及一台塔吊计算。
7、钢筋按理论重量计算。钢筋重量汇总数据值未考虑钢筋弯曲调整值，故均乘以1.1系数计入报价中。
8、本工程采用扣件式钢管脚手架，定额套用综合脚手架。综合脚手架已按每100平方米建筑面积综合了内外墙砌筑架、室内外装饰架、现浇构件支模架等所需的各种架子在内。执行综合脚手架时，均不得再计算单项脚手架。主体及外墙装饰由一个单位承担者，按综合脚手架定额乘以系数0.9。
